Mod-U-Kraf Premiers Hometown Series Homes
[Rocky Mount, VA, July 2008]—Mod-U-Kraf Homes, LLC, is premiering the “Hometown Series”, with a rollout of five homes with four homes in various stages of completion at the manufacturing facility located at 260 Weaver Street in Rocky Mount, Virginia. The five homes are part of six home Series with 11 elevations that have been value engineered with open floorplans, spacious rooms, smart, upscale kitchens and feature an enlarged master bath. The designs are truly compelling with craftsman touches and include new cape cods, ranches, and two stories. The first user of this Series is already a private community.

According to Jeff Powell, vice president of operations, "The plans finish out starting at $70 per square foot. The lowest we have seen in our market is $58 a square foot and they are not finished out like our 'Hometown Series.' As can be expected, this price does not include the well, septic tank, appliances and building lot. However, working closely with our partnering suppliers, we have taken all the variables within the house to offer a package that's truly a remarkable value. The plans range from 1,322 square foot to 2,120 square foot, are built in 5-7 days and can be completed in 45-60 days from the day of set. As authentic Mod-U-Kraf homes, all homes in the 'Hometown Series' exceed site-built construction methods.

"Since the designs are as compelling as the price," he continued, "we knew we had to make the floorplans real to be believed. Our product lacks visibility because it's virtually indistinguishable from a site-built home inside and out. That's why we decided to build four homes at various stages of completion. We show structural integrity in two incomplete homes and have two finished homes to walk through."

"One term we like to use is 'right sized,' said Frank Hodges, vice president of sales and marketing. "After you buy an existing home it's easy to see wasted space in the layout and rooms that are too small. From our wealth of homebuilding experience in our custom homes, we learn what today's homebuyer wants. One example of this is the large soaker tub in the master bath and a separate shower that has been replaced with a 60" shower. This alone created lots more room for two people to effectively use the same space at the same time.

"Most of the homes," he continued, "are dressed up with porches and all have an energy efficient fiberglass front door. In the kitchen, we have noticed a trend in using more color instead of the traditional wood cabinets. The design savvy cabinets we use are smart MDF wood that have a raised front panel and come in four colors: dove grey, black, almond and white. We use Shaw carpeting, ceramic and vinyl in our homes. All lighting fixtures in this home series is brushed nickel finish and lends itself to a modern feel. MW Windows worked closely with us to provide a window that excels for this price line."

Options can be added that include recessed ceilings which enlarge and accentuate the room. Recessed ceilings are now being used in hallways and master bedrooms as well as the great room. You may also opt for a 50-year roof instead of the standard 20-year Certainteed roof. "Siding is Certainteed 'Mainstreet D-5', our volume purchasing helps us offer this quality in the price range of the Hometown Series," says Hodges.

The four demonstration homes are located on the lot at Mod-U-Kraf homes manufacturing facility. However, unless you are a builder, you will need to go to the Mod-U-Kraf model, "The Woodbury," and go on a tour of the homes.
